If you are looking to purchase property in Piemonte, then this is the site for you.- We negotiate on your behalf the price of a property down to local levels.
- Before you pay a deposit we create an exclusive ‘time window’ by using our own form of conditional pre contract. This enables Itslocalknowledge to conduct property searches and on site investigations to highlight and risk assess any potential problems which would otherwise only tend to surface after the property purchase.

By using our local knowledge and contacts, we endeavour to make sure that you ‘buy what you think you are buying’ at the ‘local price’ i.e. not inflated because you are an overseas buyer and don’t know the local scene.

Now in our third year, Itslocalknowledge has helped a number of clients avoid many of the common problems encountered during the buying process and subsequent redevelopment of traditional Piemontese Cascina farmhouses.

- We charge between 1.5% and 2% of the negotiated sale price dependent upon complexity.
- We start our research and detective work when you have found the property you want to buy, but before you have agreed the purchase price or signed any agreements!!! We can't stress this enough!
We therefore strongly recommend that you contact us early in your property search so that you can decide if we can be of benefit to you when the time arises. Usually, when you have seen the property you really want to live in you need to act quickly, the agent will be pressuring you to sign, and we need to be in place behind the scenes to respond. The initial ‘do we need you’ meeting is free of charge and without obligation.
In addition, we can help you find and view properties prior to you selecting your favoured one. Judith and Ezio Rocca have helped some of their B & B guests find their dream properties, many of which were not listed by real estate agents.
For property visits with you, we charge €30 per hour. |
